What Actually Counts as a Commercial Pressure Washer?
Duty cycle and pump type, more than pressure. A commercial pressure washer uses a triplex pump with a ceramic or stainless plunger, running at a reduced speed through a belt or gear drive, usually around 1,725 RPM. A consumer machine uses an axial or wobble pump spinning at engine speed, which is cheaper to build, sealed rather than serviceable, and designed for maybe fifty hours a year.
That single difference drives everything else. A triplex pump can be rebuilt with a seal kit and a valve kit instead of replaced, which is why our service bench sees ten year old machines that are still earning. It also runs cooler, so it tolerates the bypass loop you create every time you let go of the trigger and walk to the next bay.
The other markers are easy to check on a spec sheet. Look for an unloader you can adjust and replace, a frame welded from tube rather than folded sheet, a pump oil sight glass or dipstick, real pneumatic tires if the machine moves, and a published parts breakdown. If the manufacturer will not publish a parts diagram, nobody is planning for you to repair it.
PSI or GPM: Which One Actually Cleans?
Both, and they do different jobs. Pressure strips the dirt off the surface. Flow carries it away and rinses the area. Buy only pressure and you will chase a stubborn spot for ten minutes; buy flow to match and the same spot leaves in one pass.
3,000 PSI at 2.0 GPM and 2,000 PSI at 3.0 GPM both work out to 6,000 cleaning units.
Cleaning units are simply PSI multiplied by GPM, and manufacturer Mi-T-M uses that pair of examples to make the point that the two machines are equally powerful on paper while behaving completely differently in the hand. Mi-T-M also notes that GPM is usually more important to contractors than PSI, because most professional work is chemical assisted and the job becomes one of rinsing.
That is the most useful sentence in this whole guide, and it is the one buyers ignore. If you are washing trucks, siding, or equipment where a detergent does the loosening, put your money into flow. If you are stripping paint or cutting into hard mineral deposits with water alone, pressure earns its keep.
There is a practical limit on flow, and it is your tap. A machine rated at 4 GPM needs slightly more than that arriving at the inlet or it will starve, cavitate, and chew its own valves. Time how long a five gallon pail takes to fill from the hose bib you plan to use before you buy any commercial pressure washer, and bring us that number.
What Is a Good PSI for a Commercial Power Washer?
Between 3,000 and 4,000 PSI covers almost everything a contractor or plant does, paired with 3.5 to 4 GPM. Under 2,500 PSI you are into light duty washdown territory. Above 4,000 PSI you are into specialty surface prep, where the operator training and the nozzle discipline matter more than the machine.
Surface by surface, the working numbers look like this. Fleet and truck washing sits comfortably at 1,500 to 2,200 PSI with a wide fan tip, because sheet metal and decals do not need more. Concrete flatwork and shop floors want 3,000 PSI and up with real flow behind it. Painted equipment and aluminum trailers want the pressure backed off and the standoff distance increased instead.
The tip does as much as the dial here. A 40 degree nozzle spreads the same 3,000 PSI across a wide band and is gentle; a 0 degree tip concentrates it into a pencil that will cut wood. What Pressure Washers Do Professionals Use?
Any commercial pressure washer worth the name has a triplex pump, an external adjustable unloader, and a drive that turns the pump slower than the motor. Brand matters less than that combination. On the shelves at our branches that means names like Karcher, BE Power Equipment and Mi-T-M, all of which build a genuine commercial line separate from their retail products.
The spec pattern is consistent once you know to look for it. BE Power Equipment’s commercial electric line, for example, is built on triplex pumps turning at 1,725 RPM, with every model in the range rated at 4.0 GPM and pressures from 2,000 to 3,000 PSI. Flow is held constant across the family and pressure is what changes, which tells you exactly where the manufacturer thinks the cleaning comes from.

Gas machines follow the same logic with a Honda GX class engine in place of the motor, sized so the engine is not screaming at full throttle to hold rated pressure. An engine with headroom lasts. An engine matched exactly to the pump’s peak demand runs at the top of its range all day and does not.
Gas or Electric Commercial Pressure Washer: Which Belongs in Your Shop?
Electric if the machine lives in one building, gas if it travels. That is the whole decision most of the time, and the exhaust settles it: you cannot run a gas engine inside a closed wash bay safely, no matter how good the ventilation looks.
Electric commercial pressure washers are quieter, need no fuel handling, and have far fewer parts that go wrong in a Canadian winter. The tradeoff is the electrical install. A 7.5 horsepower single phase motor pulls around 32 amps, which means a dedicated circuit and, quite often, an electrician. Three phase versions draw less current per leg but only help if you already have three phase service.
Running cost surprises people in both directions. A 7.5 horsepower single phase motor draws roughly 7.4 kW, and at the Ontario Energy Board’s regulated non-residential tiered prices of 12.0 and 14.2 cents per kWh set November 1, 2025, that is about 90 cents to $1.05 an hour of actual trigger time. Wash during on-peak hours on a time-of-use plan at 20.3 cents and the same hour costs roughly $1.50. Either figure is small next to gasoline, which is the honest argument for electric wherever the machine can stay plugged in.
Do You Need Hot Water, or Is Cold Enough?
Hot water earns its price wherever grease, oil, or protein soil is involved, and it is money wasted on plain dirt and dust. Heat softens the bond between the soil and the surface so the water does not have to break it by force alone. That is why food plants, fleet shops, and agricultural operations end up with burners and why a fence washing crew does not.
Karcher, which builds both, states that using hot water offers a significant time saving of up to 35 percent with improved cleaning results, alongside less detergent and shorter dry times. On a crew washing four hours a day, a third of the time back is a real number, and it is the calculation that justifies the extra spend far more often than the cleaning result alone.
The catch is the burner. It adds a fuel supply, a coil that scales up in hard water, a thermostat, and a set of parts to service. Purchase price is the smaller half of the number that matters. Over five years the pump rebuild kits, hose replacements, nozzles, pump oil, and the hours a machine sits waiting on a part will usually outrun the sticker. The cheapest machine on the floor is almost never the cheapest one to own, which is the single thing we would want a first time buyer to take away.
Is 4,000 PSI Too Much for Concrete?
No, concrete handles 4,000 PSI comfortably. What damages concrete is a narrow tip held too close, not the rating on the machine. A 0 or 15 degree nozzle parked two inches off the surface will etch visible stripes into a slab at far less than 4,000 PSI, and once they are there they stay. The rating on a commercial pressure washer is a ceiling, not an instruction.
The fix on flatwork is a surface cleaner rather than a wand. It holds two rotating nozzles at a fixed height inside a shroud, so the pressure is even across the whole path and the stripes never happen. It is also two to four times faster than waving a wand, which matters more than the cleaning quality argument on any job billed by the hour. What Buyers Skip and Pay For Later
The commercial pressure washer itself is usually the part people research. The parts that strand them are the ones bought as an afterthought, and we see the same four at the counter every season.
- Hose that does not match the machine. Length costs you pressure, and cheap hose fails at the crimp. A commercial pressure washer with 100 feet of undersized hose is a smaller machine than the one you paid for.

What Changes When You Run a Commercial Pressure Washer Through an Ontario Winter?
Everything about water handling. The machine itself does not mind the cold; the half cup left sitting in the pump does, and it is the single most common way a good unit dies between Barrie and Concord.
Purge the pump at the end of every cold day. Pump saver or RV antifreeze pushed through the inlet until it comes out the wand takes about a minute and costs a few dollars, and it replaces a cracked manifold that cannot be repaired. Drain the hose and the gun as well, because a plug of ice in a wand is enough to spike pressure on the next start.
Cold also changes what the machine can do. Gas engines need fresh fuel and a battery that is actually holding charge if the unit has electric start. Hot water burners take longer to come up to temperature drawing from a frozen supply line, so allow for it in your job timing. And a commercial pressure washer working outdoors below freezing will ice the surface it just rinsed, which is a slip hazard well before it is a cleaning problem.
